Review Policy

How we collect customer reviews, what we do with the bad ones, and what we will never do.

Reviews are only worth anything if they are real. This policy sets out how we gather them and the rules we hold ourselves to — including the ones that stop us flattering our own record.

Current position

We do not currently publish customer reviews on this website. This policy governs how we will collect and display them when we do, and how we behave on third-party review platforms in the meantime.

How reviews are collected

  • We invite every customer after the report has been issued, not a selected few. We do not choose who to ask based on how we think they feel.
  • The invitation is neutral: it asks for a review, not for a good one, and it does not suggest a rating.
  • We offer no payment, discount, prize entry or other incentive in exchange for a review. If we ever ran a promotion connected to feedback, participation would not depend on the review being positive and we would label it clearly.
  • We never write reviews of ourselves, ask staff, family or contractors to, or buy them.

How they are displayed

  • Reviews are published as written, with only obvious typographical fixes and the removal of personal information such as a full address or a tenant’s name.
  • We publish the date, and where we show an average we show the total number it is based on.
  • We do not filter, reorder or suppress reviews to raise the average. If we show a selection, we say it is a selection and link to the full set.
  • A negative review is not removed because it is negative.

What we will take down

We will remove or decline to publish a review only where it:

  • is not from a genuine customer;
  • contains personal data about a third party, such as a tenant or a neighbour;
  • is abusive, discriminatory or defamatory;
  • concerns a different company or property;
  • discloses something confidential about a property’s security.

Where we remove a review we tell the reviewer why, and they can appeal through the Complaints Policy.

How we respond

We aim to reply to every review, positive or not, within five working days. Where a review raises a fault, we treat it as a complaint as well as a review and fix the underlying problem. We do not argue with reviewers in public or pressure anyone to change or withdraw a review.

Why we hold this line

Since 2025 the Digital Markets, Competition and Consumers Act 2024 has made publishing fake reviews, or concealing that a review was incentivised, a banned practice. We would hold to the above regardless, but the law now agrees.

Your data in a review

A review you send us is personal data and is handled under our Privacy Policy. You can ask us to remove your review at any time.
